The general conditions of the Alpine Haven Bovec website are drawn up in accordance with the Consumer Protection Act (ZVPot) and the Electronic Market Act (ZEPT) as well as international e-business codes.
The website is intended for the presentation and reservation of a stay in an apartment for end users or natural persons and legal entities.

The general business conditions determine the operation of the website, the rights and obligations of the guest and the host, and regulate the business relationship between the host and the guest. The guest is bound by the general conditions that are valid at the time of the reservation (submission of the online order).
PROTECTION OF PERSONAL DATA
The host undertakes to permanently protect all personal data in accordance with the Personal Data Protection Act (Uradni List of the RS No. 86/2004) and the Electronic Communications Act (ZEK, Official Gazette of the RS No. 43/2004). All data obtained from the website will be used exclusively for sending of informative material, offers, invoices and other necessary communication between the host and the guest.
ARRIVAL OF GUESTS
Arrival is after 4 PM, unless previously announced at another agreed time. The landlord registers the guest based on the identity document. Only registered guests can stay in the apartment. Landlords must be notified of visits.
DEPARTURES OF GUESTS
Departure is by 10 a.m., unless otherwise agreed with the host.
The guest is obliged to adequately compensate for any damage caused during his stay to the furniture, floor, windows, doors, equipment or to the building itself and its surroundings (e.g. garden, corridor or parking lot), or reimburse in a monetary amount before his departure.
Services related to the guest’s stay and compensation for the resulting damage are paid by the guest to the host.
When leaving, check all rooms for forgotten belongings.
Do not leave any food, garbage or waste in the apartments.
Dishes should be washed in the dishwasher and stored in cupboards.
RESERVATIONS AND RESERVATION CONDITIONS
On the website, the guest selects accommodation and the duration of the reservation. The accommodation has its own price, which is the price per night and includes the rent for the accommodation for a certain period. Tourist tax is added to this price, which depends on the ordinances of the municipality or administrative units (currently €2/adult and €1 for a child from 7 years old) and final cleaning.
The sales contract between the host and the guest is concluded on the website at the moment when the guest completes the reservation process and receives a confirmation of the reservation via e-mail. From this moment on, all prices and other conditions are fixed and apply to both the host and the guest. The person with the information specified when submitting the reservation is considered a guest.
The reservation can be canceled free of charge up to 14 days before arrival.
If the reservation is canceled less than 14 days before arrival, the host will retain 30% of the paid amount.
A 30% advance payment is required upon confirmation of the reservation. The full amount is paid up to 14 days before arrival.
The method of payment for reservations made through the website is by credit card.
The reservation is guaranteed after receiving the advance payment and written confirmation from the host.
The overnight stay of guests who are not registered in the room or apartment and who have not paid for their stay is not allowed.
RESERVATION NOTIFICATION PROCEDURE
1. Reservation confirmation
After filling out the reservation form and confirming it, the guest will receive a reservation confirmation via email. The confirmation will contain all the essential information of the reservation (date, number of persons, etc.). The guest must review the confirmation and, in case of errors, inform the accommodation.
2. Entering guest information
The guest receives a message by e-mail about filling in the guest data. Through this message, he is redirected to the web portal, where he fills in the required guest information, which the host needs for guest reporting, which is mandatory by Slovenian law.
3. Instructions for entry
The day before arrival, the guest receives codes and instructions for entry by email.
4. Payment of tourist tax and invoice
At the end of the stay, the guest receives a message by email about the payment of the tax, which he leaves in cash in the apartment and an invoice is issued.
PRICES and TOURIST TAX
Prices are expressed in EUR/night. Prices are valid at the time of booking.
EM GROUP d.o.o. will strive for up-to-date and accurate information, however, it may happen that the price information is incorrect. In this case, or in the event that the price changes during the processing of the reservation, the guest will be able to withdraw from the purchase.
The tourist tax is charged on the day of arrival and amounts to €2 per adult per day and €1 for children from 7 to 18 years of age.
Tourist tax is not charged for children up to 7 years of age.
INVOICE ISSUANCE
The host sends the invoice to the guest after the end of the stay in PDF format to the email address of the guest.
GENERAL
The apartments are fully equipped and air-conditioned: bed linen, towels, slippers, kitchen towels, large and small household appliances (coffee machine, kettle, toaster), kitchenware, accessories and basic necessities for food preparation (salt, pepper, sugar) and laundry machine and hair dryer. The apartment has a television.
The apartment has a safe, the premises are equipped with smoke detectors. For cleaning the premises and washing clothes, you have available suitable detergents, cleaning accessories and a vacuum cleaner, including toilet paper, soap, shampoo, sewing accessories, shoe spoon, umbrella and garbage bags.
HOUSE RULES
It is necessary to maintain order and peace in the apartment after 10 p.m. and to be considerate of the neighbors, so we kindly ask you not to disturb the order and peace with your behavior and respect the stated rules, especially during the night hours (from 10:00 p.m. to 7:00 a.m.).
Close the door of the apartment, a beep will alert you to an open door. You open them with the code that you receive at the email address before your arrival. The door is automatically locked when it is closed, you need to enter a code to open it. During your absence, the windows and doors of the apartment should be closed, the lighting and all electrical devices (TV, stove) must be switched off and the water shut off.
Free Wi-Fi is available in the apartment, the password is written in the apartment, you can also get it by email.
The apartment has its own heat pump, which enables underfloor heating, cooling and adjusting the water temperature. Use the wall unit remote for cooling. If you would like to regulate other things, please contact us.
Smoking in the apartment is strictly prohibited. A fine of €500 is charged when the smoke detector is triggered. Smoking is allowed on the terrace.
Tap water is drinkable. Please use water responsibly.
Pets are not allowed.
Please separate your waste to be as environmentally friendly as possible. Separate garbage containers are located in the parking lot.
The host does not assume any responsibility for money, jewelry, securities and other items kept by guests in the apartment and cars.
Free parking is available for guests in the garage or outside (parking lots are marked by apartment number). The host assumes no responsibility for the safety of the vehicles, any damage to the vehicles or objects stored in the vehicles.
The host has the right to enter the apartment in the absence of the guest, under special circumstances, in order to prevent possible damage or danger.
The guest uses all devices in the apartment in accordance with the instructions for safe use and takes care of the equipment like a good owner. Insofar as he causes intentional or negligent damage, he is obliged to compensate for it.
If there is a breakdown in the plumbing or electrical system or other equipment failure, the guest must notify the host immediately.
The fire code along with emergency exit signs is posted in the corridor in front of the apartment. In the event of a fire, follow the fire regulations and inform yourself beforehand about the location of the fire extinguisher.
In case of non-observance of the rules of the house, the host has the right to cancel the guest’s further stay in the apartment, without reimbursing the rental costs.
In the case of inadequate equipment that does not belong in the room or suite, the guest should agree with the owner on the method and costs of storage.
COMMUNICATION
EM GROUP d.o.o. will contact the guest via means of remote communication only if the user does not expressly object to this, and in accordance with the provisions of ZEKom-1.
Advertising emails will contain the following components:
they will be clearly and unequivocally marked as advertising messages, the sender will be clearly visible, various campaigns, promotions and other marketing techniques will be marked as such. The conditions of participation in them will also be clearly defined, the method of unsubscribing from receiving advertising messages, the user’s wish not to receive advertising messages will be clearly presented, EM GROUP d.o.o. expressly respected.
FIRE SAFETY
Upon arrival at the apartment building, familiarize yourself with the evacuation plan and the installation of the fire extinguisher in the building.
If you notice a fire, call 112 immediately. In the event of a fire, leave the building as soon as possible. If the route is closed due to the fire, stay in the room, seal any cracks in the door with wet towels and draw attention to yourself if the window is open.
Use the fire extinguisher according to the instructions. Abuse of the device is charged.
Please be careful when cooking. Before leaving the apartment, always make sure that you have turned off the hob, oven, kettle, electric grill and any other electrical appliances (e.g. hair dryers) that could cause a fire.
Bringing flammable and explosive substances or substances with an unpleasant smell into the apartment is strictly prohibited.
In the event of a fire alarm being deliberately set off for no reason or set off due to smoking, cooking, etc., in premises where this is prohibited, the perpetrator shall bear the costs of firefighting intervention.
COMPLAINTS AND COMPLAINTS
The guest must immediately notify the host in writing of irregularities or deficiencies.
In the event that, judging by the content, the complaint could be resolved on the spot (e.g. lack of cleanliness, equipment, location, etc.), but the guest did not inform the above-mentioned persons about the irregularities, it is considered that the guest has agreed to such a service.
The guest can submit a written complaint no later than eight days after the end of the stay. The complaint must be substantiated, with appropriate evidence or a certificate, sent to the address of the host. The guest can send a complaint by e-mail to info@ah-bovec.com
LIMITATION OF LIABILITY
EM GROUP d.o.o. makes every effort to ensure that the information published on the website is up-to-date and correct. However, the features, terms or price can change so quickly that the host is unable to correct the information. In such a case, EM GROUP d.o.o. will inform the guest about the changes and allow him to withdraw from the contract or change the date.
